General information for privately rented homes in England, based on GOV.UK guidance checked on 11 October 2026. Wales, Scotland and Northern Ireland have their own rules. This isn't legal advice.

Gas safety check (CP12)

Every gas appliance and flue you provide must be checked by a Gas Safe registered engineer within 12 months of installation and every 12 months after that.

Electrical Installation Condition Report (EICR)

Landlords in England must have the electrical installation inspected and tested by a qualified person at least every 5 years. If the report recommends a shorter interval, you must follow it.

Energy Performance Certificate (EPC)

An EPC is valid for 10 years. You need one before you market a property for rent, and you must show it to prospective tenants. Rented homes currently need a rating of at least E, unless an exemption is registered. That's set to rise to C by 2030: check if your property is affected.

Frequently asked questions

Can I get my gas safety check done early?

Yes. You can have it done up to two months before the due date and keep the original expiry. For example, if it's due on 1 June, a check on 10 April still runs to 1 June the following year.

Does my EPC need renewing when it expires mid-tenancy?

Not just because it expired. You need a valid EPC when you market the property or start a new tenancy. But with the 2030 rules coming in, it's worth knowing your current rating. Check with our EPC 2030 checker.

Do I need an EICR if I only let one room?

The electrical safety rules cover most private tenancies in England, including houses in multiple occupation and lodgers in some situations. If you're not sure your arrangement is covered, check the GOV.UK electrical safety guidance.

What happens if I miss a check?

Missing a gas safety check is a criminal offence and puts tenants at risk. Local councils can fine landlords who break the electrical safety rules up to £30,000. Book as soon as you realise, and keep evidence of your attempts if a tenant won't give access.

Are the rules the same in Wales and Scotland?

The gas safety check rules apply across Great Britain. Electrical and EPC rules have differences in Wales and Scotland, so check the guidance for your nation.
